Hi – my name is Maxine Golden, I am a longtime real estate agent, broker and consultant based in Orange County, California. I am licensed in both California #00426234 and Oregon #201225449.

 

I work directly with clients and other agents on many different kinds of residential real estate transactions, including, but not limited to, single family homes and 1031 exchanges. Additionally, I give and receive referrals to and from agents and potential clients across the United States.

CHALLENGE #1:
OWNER-OCCUPIED HOMES FOR SALE

One common challenge is when you want to sell your home before buying another. This is called an owner-occupied sale. You will need to decide: What is your timetable? Where will you live during the sale? What will you do with your pets during this period? Do you want to limit buyers viewing your property to certain hours? What will you need to create a look that will take good photos, give potential buyers a sense of spaciousness and a well cared-for home? And many other factors.

CHALLENGE #2:
PARTNER BREAK-UP

Sadly, sometimes people in relationships are breaking up, or have already broken up, and need to sell their property. I have helped many people through this transition with appropriate tact and precision.

CHALLENGE #3:
LEGAL ISSUES

Legal issues are unfortunately all too common in real estate transactions. These may be with your relationships, businesses, loans, insurance, condition of your property, etc. For instance, you might learn that your fire insurance is going to be expensive due to adjacent open space. I will help you both assess your priorities with issues like this and come up with possible solutions.

CHALLENGE #4: "STALE" ON THE MARKET

Sellers don't always get their targeted price, or their buyer backs out, or there is a challenge with the property that prevents its sale in a timely manner. This may have happened before signing me as an agent. In this case, I help the homeseller assess their needs, learn the right price and timing for them, and find solutions to the problems that are holding the transaction back. And, sometimes, the best choice in a sale is to wait and take a property off the market for a certain time period.

Wills and Trusts

WILLS, TRUSTS, AND TITLE ISSUES RELATED TO REAL ESTATE

Your wills and trusts issues relating to real estate may already be solved when we start working together. But sometimes not. You may have challenges with different goals among adult siblings and spouses about how to deal with real estate after a loved one has passed away.

 

You may be dealing with a “cloud on title” situation because there was a problem with a will or trust that might not have been updated. It could cost thousands of dollars in legal fees to fix, and take a long time.  You will want to resolve most of these issues before the property is sold.  A buyer will probably not wait in escrow while you are attempting to clear the title.

I have helped quite a few clients coordinate these issues with their attorneys.

LAWSUITS AND BANKRUPTCIES RELATED TO REAL ESTATE

Lawsuits and bankruptcies can often hurt the title of your property, and can sometimes delay your other goals of wanting to liquidate the property. I will help you on the real estate end as we coordinate with your attorneys, title officers, and other qualified experts. These actions might include foreclosures, court dates, and even short sales. Bring me in early in the process so I can help with these issues.

 

Even if we decide to postpone putting the property on the market, we can still create a plan to execute over the coming months. But first you’ll need to get an overall picture to understand all your options.

EXAMPLE 1: LAWSUITS

You may have lawsuits about title, property lines, or partnerships, etc. I will work with you, your attorneys, title officers, and lenders to help you resolve these issues.

EXAMPLE 2: YOUR BANKRUPTCY DEBT IS SOLD

Unfortunately, sometimes people need to go into bankruptcy. But what you may not know, is that the debt doesn't disappear entirely. Often, their debtors will sell the debt to third parties who put a lien on the home, which can even hurt you when you try to sell. In these situations, I will work with your attorneys, title officers, and lienholders to help you resolve these issues.

FORECLOSURES OR LATE PAYMENTS RELATED TO REAL ESTATE

If you’ve had a late payment or foreclosure, and you’re looking to buy a new property, I can help you work with your lender. I work with specialists in credit repair that can help you resolve these issues.

Property consolidation and asset diversification

Property consolidation and asset diversification are descriptions on how you’re going to buy or sell when you have more than one property.. For instance, what if you have 10 rental properties, and you’ve decided you wanted to buy a 7-unit apartment house, or buy a commercial property, or some other property?

You could sell some or all of your properties and exchange them into one of these other types of property. This is called property consolidation. 

 

Or, if you want to do the opposite – such as exchanging one property into several, that is called asset diversification.

Cooperate or joint venturing with agents across the country

JOINT VENTURES AND REFERRALS

I may cooperate or joint venture with agents across the country, or help monitor your transaction in a different state.

In my approach, my job as a joint-venturing/cooperating agent is not over until your transaction is complete. Here’s what I do during the course of the transaction.

  1. Stay in contact with YOU, the client.
  2. Stay in contact with the agent(s).
  3. Stay in contact with parties such as the Qualified Intermediary, accountant and others to make sure deadlines are met to qualify for the tax benefit.
